HERO provides structured parcel feasibility reviews to help clients identify potential opportunities, risks, and development considerations before making land and property decisions.
Every package includes a HERO Red-Flag Review. Using available public records and information supplied for the project, the review identifies potential ownership concerns, access issues, zoning conflicts, environmental concerns, utility limitations, and other development obstacles that may need further investigation.
Our work supports early land decisions, development planning, and next-step research. It does not establish clear title, legal access, environmental safety, utility capacity, or approval to develop a property.

These reviews are preliminary research and planning support. Findings depend on the information available at the time of review. Records may be incomplete, inaccurate, or out of date, and a review may not identify every concern. Public-record environmental screening does not include site inspection, sampling, testing, a Phase I or Phase II environmental site assessment, or All Appropriate Inquiries. It does not establish the absence of contamination or replace an assessment by a qualified environmental professional.

HERO provides administrative and presentation support services. HERO does not guarantee funding approvals, investor participation, partnership agreements, business outcomes, or project approval.
Communication and project scope
Reasonable communication and coordination are included in every HERO service package. Coordination may take place through in-person meetings, telephone calls, video conferences, team meetings, or email.
HERO does not charge separately for reasonable project-related coordination. Services are project-based and are not unlimited. If communication, revisions, stakeholder involvement, or coordination substantially exceeds the normal expectations of the selected tier, HERO may recommend a higher service tier or custom service agreement, or conduct a scope review before additional work is performed.
